    Not All Costco Openings Are Created Equal

    Two new locations in Brentwood and Highland, California are already outperforming the national average. Within three months of opening, both stores surpassed $20 million in monthly sales, putting them comfortably in the top quartile for California. By month four, Brentwood’s Heidorn Ranch Road location hit nearly $30 million, doubling the average store run-rate Costco has seen across its post-2023 openings.

    But not every new box is scaling at that pace. The 6200 Lafontaine Way location in Flint, Michigan peaked just above $12 million monthly, then declined over its first eight months. The store is now tracking below Costco’s national average for new openings, sitting in the bottom 10% statewide.

    Costco’s footprint is famously productive, but these early curves underscore a real estate truth: even at the highest-volume banners, site matters. Demographics, access, regional saturation—each can tilt the curve. And in a year where comps are tightening, Costco's new-unit performance is as much about precision as scale.
